In Miami, we’re always chasing what’s next—tech breakthroughs, skyline-defining projects, and waves of new talent. What was once a tourist destination is now a rising global finance, technology, and real estate hub.
But with opportunity comes responsibility.
Miami’s changing landscape is redefining how we grow, and real estate sits at the center, uniquely positioned to lead with vision, adaptability, and long-term impact.
"Sustainability is really impacting the real estate industry,” said Angela Kyle, Vice President of Client Sustainability Partnerships for JLL, one of the world’s largest real estate services firms.
The built environment accounts for nearly half of global greenhouse gas emissions. In cities like Miami, that number can climb even higher, Kyle noted.
Learn how Miami’s real estate future can be both booming and sustainable in our latest Opportunity Miami Interview.
JLL has a team focused on its impact and footprint. The company was the first major global real estate player to commit to reaching net zero by 2040.
“Our clients have been starting to think about how they mitigate and minimize those impacts. We ourselves have done that by putting a stake in the ground,” added Kyle.
Real estate is becoming a proving ground for climate innovation and investment, from retrofitting old buildings with LED lighting and efficient HVACs, and solar panels to pushing for new developments that meet LEED, WELL, and other certifications.
“Our most ambitious global clients are certifying entire portfolios as zero-carbon,” said Kyle.
The Case Study for Sustainable Real Estate
The economic case is strong. Market research shows that demand for low-carbon commercial space will soon outstrip supply.
“There’s going to be a premium for low-carbon space. Just basic supply and demand,” Kyle said. “And that green premium is real.”
JLL forecasts savings over time, so “the business case for sustainability becomes undeniable.”
In collaboration with UK-based investment fund manager, Sustainable Development Capital Limited (SDLC LLC), JLL recently launched EDGE 305, in partnership with Miami-Dade County, to deploy a $700M Green Energy Solutions fund specifically focused on modernizing aging infrastructure. The initiative strengthens the places that matter most to any community: hospitals, colleges, and universities, the anchor institutions often referred to as “eds and meds.”
“We’re not just optimizing buildings,” Kyle said. “We’re investing in the institutions that care for, educate, and empower our people.”
In a review of three Miami-Dade healthcare facilities, JLL found that upgrades like HVAC improvements and system optimization can deliver $90,000–$170,000 in annual savings per building. You can download JLL’s insights into energy assessments here and its sustainability services here.
The county’s Building Efficiency 305 Challenge program runs energy and water assessments for buildings to show owners how to improve efficiency and save on energy and water costs. Watch how here.
“What inspires me about Miami is the ecosystem of partners and the collaboration among so many different entities,” Kyle noted. “If we can deploy capital to enable the largest asset owners to do the work needed to improve and upgrade existing infrastructure while at the same time leveling up the standard for new buildings, we can also deliver on economic development outcomes.”
Opportunity Miami in Action
EDGE 305 advances the core pillars of Opportunity Miami, from entrepreneurship and innovation to talent and sustainability. These strong partnerships and collaborations, as Kyle mentioned, prove how we can move beyond breaking new ground and transform what we already have.
“We’re ground zero for climate change—but also ground zero for innovation. That tension is real, but so is the opportunity to lead,” she concluded.
